GENERAL TERMS AND CONDITIONS OF SALE

The general terms and conditions below apply to reservations for any stay at the Anatura Ardenne establishment made directly with our teams (by email, by telephone, or via the website).

  1. The reservation of a stay necessarily implies the acceptance by the contracting parties of the following general terms and conditions. The sales contract is subject to Belgian law. All disputes shall fall under the exclusive jurisdiction of the courts of Marche-en-Famenne.
  2. The reservation only becomes effective with our agreement (subject to availability) and after receipt of a deposit payment of at least 25% of the stay.
  3. The reservation is nominative and cannot be transferred or sublet. The management reserves the right to refuse access to persons whose names do not appear on the documents related to the reservation.
  4. The allocation of accommodations is done in the order in which reservations are recorded and according to scheduling constraints. The management reserves the right to modify the assignment of holiday homes. Clients may specify their preferences when booking. Our team will do its utmost, within the limits of availability, to accommodate these requests.
  5. The tenant is required to declare, at the time of booking, the presence of a domestic animal (maximum 2 per accommodation).
  6. All our rates are available on the website, by telephone, or on-site. They are subject to increase or decrease. When the client requests a quote or an option, both the price and product availability are always time-limited. Once this period has expired, the indicated price and availability are no longer guaranteed.
  7. The applicable rate for the stay is the price in effect on the day of booking or the price stated on the nominative option, provided its validity period has not expired. Benefits or promotions offered by our establishment after the reservation date cannot be applied to an already confirmed booking, whether fully or partially paid.
  8. The balance of the stay must be paid no later than 30 days before the start date of the stay. If the reservation is made within 4 weeks of the scheduled arrival date, the full amount of the stay must be paid at the time of booking.
  9. If the balance of the stay is not paid within the allotted time, Anatura Ardenne reserves the right to cancel the reservation and retain the amounts already paid.
  10. The villas or rentals must be occupied before 8:00 p.m. If the client cannot meet this schedule, they must inform the reception by any means (preferably telephone or email). If, without prior notice, the client does not occupy the holiday accommodation on the day of arrival, the reservation right is cancelled, and the accommodation is once again available for rent by DOMAINE DE BORZEE SRL.
  11. A late arrival or an early departure on your part will not entitle you to a refund.
  12. If the client postpones their arrival date, only a written message (email, letter) will be accepted. Otherwise, the accommodation or rental becomes available for sale again 24 hours after the contractual arrival date, without reimbursement of the sums already paid.
  13. Any cancellation of a reservation, whether total or partial, must be made in writing (letter or email). By booking your stay directly with the Anatura Ardenne establishment, you benefit from free cancellation up to 1 month before the arrival date (except for administrative fees).
    1. If you cancel between 30 and 15 days before arrival, 50% of the reservation will be charged and non-refundable.
    2. If you cancel between 15 and 1 day before arrival, 90% of the reservation will be charged and non-refundable.
    3. In case of a no-show, 100% of the reservation will be charged and non-refundable.
      As a guest of Anatura Ardenne, you also benefit from a cancellation guarantee allowing you to cancel your stay free of charge (except for administrative fees) if you are unable to travel due to illness, death (first-degree relation), job loss, or pregnancy complications, always upon presentation of official supporting documents and provided that the cancellation is made no later than 2 days before your arrival date. These cancellation conditions do not apply to private sales, flash deals, or promotions distributed via our tour operator partners, nor to flash sales offered by Anatura Ardenne.
  • Tourist taxes, pet fees, and other possible supplements (see FAQ) must be paid at reception upon arrival.
  • The number of persons allowed to stay per accommodation is limited. This capacity cannot be exceeded, except for a child under 2 years old.
  • Domaine de Borzée SRL does its best to provide you with a hassle-free stay. However, should you have any complaints, they must be submitted in writing to the reception management within 24 hours of your arrival. The management will address your issue on-site. No complaints will be considered after your stay.
  • Upon check-in, you will receive the internal rules of the holiday domain. Every tenant is required to comply with these regulations. Any violation of the internal rules may result in expulsion from the domain without any refund of the full or partial rental price.
  • The entertainment programme runs during July and August. Outside these periods, the sports and recreational facilities remain available to holidaymakers.
  • The management of Domaine de Borzée SRL assumes no responsibility:
    1. for losses, theft, damages, or injuries caused to persons, property, or animals during or as a result of their stay;
    2. in case of accidents occurring during or as a result of an animation activity (sports, Mini-Club, etc.);
    3. for damages caused to or suffered by vehicles parked or driving within the domain; for information provided orally or by telephone;
    4. in case of technical failure or for the closure or interruption of certain facilities or activities.
  • For any rental, a deposit of 300 Euros by credit card (VISA or MasterCard) is required upon arrival. It will be refunded 15 days after departure and after inventory verification, minus any damages and/or missing items identified and in case of restoration costs for the premises or missing/damaged equipment. The equipment of each accommodation is subject to an itemised inventory. The tenant is required to check it upon arrival and report any anomaly no later than the following day. Each accommodation includes all necessary equipment such as furniture, tableware, and household linen, except for consumables.
